What is a home measurement or floorplan service?

A floorplan service is just what it sounds like: An appraiser measures the dimensions and area of your property, then draws a basic or highly detailed floorplan based on your needs. The appraiser's report and floorplan is a form that can be used to prove the accurate Gross Living Area (GLA), the total livable space, of your home. These services are useful and often necessary when disputing property taxes or selling a property.

How does a home measurement or floorplan service work?

During a measurement or floorplan service, an appraiser measures your home or property with a measuring tool — either a tape measure or laser measuring device. As they walk the property, they notate the layout of the rooms and other features, like closets, entryways, and pantries. They might sketch the property. Then, the appraiser types up a report and detailed sketch showing the total living area of the home and the overall layout. The result is a document that can be used to prove certain details about your property — like the Gross Living Area (GLA) — on tax documents, property listings, and more.

When are floorplan services required?

Real estate taxes

Tax records frequently reflect incorrect square footage because the values can come from many sources, and occasionally go unverified — meaning you may be paying for more square footage than you actually own! Unless an appraiser has executed a recent evaluation or measurement service on your property (after any remodeling that might have affected square footage), you'll need an appraiser to perform a measurement service before attempting to dispute what you're taxed. An appraiser verifies the accurate Gross Living Area (GLA) of your property so your taxes can reflect the actual square footage — and you can stop overpaying.

Putting your home up for sale

A measurement service can ensure that you're paid a fair price for your property. Area is one of the most important factors potential buyers consider when purchasing a home — but since square footage values are often approximated rather than properly measured, your home listing might show less Gross Living Area (GLA) than it actually has. An inaccurate GLA not only decreases the selling price for your home, but possibly even the amount of interested buyers. The only dependable method of using an accurate GLA when listing your home is to refer to a recent appraisal or measurement service performed by an appraiser (after any renovation that may have affected square footage).

For real estate agents

To make certain that your client's property sells at a price that correctly reflects market value, we suggest requesting a measurement of the property. Clients, and especially potential buyers, will appreciate your thoroughness, and you can be assured that the GLA on your client's listing is a true representation of their home. A measurement can also be a wonderful marketing tool for attracting potential buyers because they can review the layout and attributes of the home before and after a walkthrough.
